Frequently Asked Questions

Buying or selling a home can be a stressful experience, but we’re here to ensure you know what to expect during your home inspection.

Buying a home is typically the biggest investment a person will ever make. A qualified home inspector can discover and document defects and issues that may or may not be obvious to you as a prospective buyer. Such defects can range from simple replacements or repairs, to severe damage or safety and health concerns. Many of the typical issues found during a home inspection are inconsequential, but some findings may save you from spending loads of time and money down the road.

A home inspection is a non-invasive, visual examination of the readily accessible systems and components of a residential property that Is designed to identify defects outlined by a well-recognized standard of practice and code of ethics. The standards of practice outline what should be covered during a general home inspection, as well as what is excluded. The inspector is expected to report on any material (major) defects observed at the time of inspection. The inspector will check out each system of the house in detail and inform you of any issues that are seen, along with their importance and my recommendations for the issue.

The inspection report typically covers the following systems and components of a home: heating, ventilation, air conditioning (HVAC), plumbing, electrical systems, structural components, foundation, roof, exterior, and interior.

I like to make the comparison of a home inspection as seeing your family doctor. We will do a general assessment of the home as a whole. When issues or potential issues are discovered in a particular system, we will recommend you to follow up with a specialist contractor in that system for further evaluation and treatment.

A home inspection is an essential part of the buying process, but it’s important to understand its limitations. Here’s what it does not cover:

  • Not a Pass/Fail Assessment: A home inspection evaluates the condition of the property but does not assign a passing or failing grade.
  • Not a Code Compliance Check: Inspections are not meant to verify adherence to building codes or local ordinances.
  • Not Invasive: Inspectors do not remove wall coverings or inspect areas that are not readily accessible or visible.
  • Not a Hazardous Material Assessment: The inspection does not address the presence of hazardous materials or items excluded by the standards of practice.

Understanding these boundaries helps set clear expectations and ensures you get the most out of your inspection experience.
